Nhiều ý kiến cho rằng, việc quá "dễ dãi" cũng là nguyên nhân khiến trình độ đội ngũ những người hành nghề kinh doanh dịch vụ bất động sản chưa cao. Tuy thị trường bất động sản Hoa Kỳ không phải có sức hút với tất cả những nhà đầu tư giàu có đến từ nước Nga nhưng có thể khẳng định đó là tín hiệu tích cực đối với nền kinh tế thế giới vốn đang gặp nhiều khó khăn hiện nay. Chuyên gia kinh tế cũng khuyến nhà đầu khi quyết định đầu tư vào dòng bất động sản này phải bằng vốn tự có, với nguồn vốn vay trong giai đoạn hiện nay rủi ro rất lớn, áp lực lãi suất cao. Chỉ có 14,3% doanh nghiệp cho rằng, sẽ có sự bùng nổ. Trong khúc dạo đầu của giai điệu suy giảm, không ít doanh nghiệp đã thấy trước tương lai ảm đạm, kịp chuẩn bị tâm lý và sẵn sàng đón nhận tin xấu nhất là nhà đất sẽ còn mất giá thêm trong nhiều tháng tới.

Trước hết nếu vẫn tiếp tục thắt chặt chính sách tiền tệ, hạn chế bơm tiền trên thị trường mở, lãi suất tiếp tục được duy trì ở mức cao cho đến khi tín hiệu lạm phát giảm rõ ràng, tăng trưởng tín dụng cả năm vào khoảng 15%. Theo dự báo, vốn tín dụng ngân hàng vào bất động sản vẫn tiếp tục tăng nhẹ song cũng không cải thiện nhiều về tỉ trọng/tổng dư nợ cho vay. Đồng thời hoàn chỉnh các quy định để quyền sử dụng đất thực sự trở thành hàng hóa, dễ chuyển thành vốn đầu tư thông qua quyền bảo lãnh, thế chấp và góp vốn.
